I listed this property on Saturday and received an accepted offer on Wednesday.

Is this a common occurrence or just luck?

I am hearing more stories like this from others in this profession, as the market stabilizes.

But what helps a property sell? Of course price is a big factor and must reflect current market conditions.

The first steps are to identify the what, the who and the where.

What are we going to market? First we need to identify the features of the home that make it unique, every home has one. The water feature, the unfinished basement, the large grassy yard, the condo with all the amenities. These are the features that are going to help sell our property and make it stand out from the rest.

Who are we going to market to? Using the what from above we can then get a good idea of who the buyer may be.A home with fantastic water features would appeal to couples or families with older children. Young families would probably be wary of this type of property due to the obvious safety concerns. A home with an unfinished basement may appeal to a handyman or Woman who would like to put their own make and create their own space be it a theater room, office, hobby room etc. A home with a large grassy yard - a young family, room to play tag, Frisbee, baseball etc. An adult condo - young professionals or those who have earned their rest and relaxation after many years of work.

Where are we going to spend our marketing dollars? We have the what and the who so now all we have to do if figure out the where. This is fairly easy as there are a number of sources for demographic information We know who our target audience is from what we have identified above. We are going to target neighborhoods and publications that fit our demographics. There would belittle benefit in advertising a 45+ condo in a family oriented publication or neighborhood also little benefit from spending marketing dollars on a large home in a senior orientated publication.

There are many factors that go into the successful sale of a home. The starting point has to be the who, what and where, these then lead to price and marketing strategy. Once we have those details in place we are off and running.
